We secured planning permission for seven houses on a partly previously developed site outside the settlement boundary of Engine Common, on Tanhouse Lane. The site shared an access with a commercial building and although it was hard-surfaced, it was overgrown with some ecological value, and so required mitigation through the design of the scheme. South Gloucestershire Council was initially resistant to the proposal, claiming the site to be unsustainable due to its countryside location and distance from the village and local shops/services. The absence of a pavement along Tanhouse Lane was a further concern. The application process was not easy, with design changes being required; protracted discussions on the accessibility merits of the site; and a request for affordable housing; but we are pleased to say the hard work paid off, with a permission for Juniper Homes and limited conditions and no affordable housing requirement. Subsequently, we acted on behalf of the adjoining landowner and secured permission for four houses in a residential garden, which has since been bought by Juniper.
